Our Building Inspection Brisbane Service
If you have either just bought your house or are about to sell it and your looking for a ‘building inspection in Brisbane’ The best way to find a reputable inspector and how to ensure that he is genuine, is by ensuring that you ask the right questions.
The reason you need to do this, is because the building industry is filled with too many moving parts, in other words…anything can go wrong… and I will give you a quick example of what it means to find the wrong inspector for your purpose. Things can easily turn out to be fatal if you don’t go through the right channels and pre-qualify your potential property inspection company.
One example of not knowing what to expect from your inspector is one that happened a couple of years ago where the buyers who employed an inspector had realised that the first winter had exposed major leaks coming from the roof. Now what had happened on the day of the inspection was, it was raining cats and dogs… The inspector had told the clients that he won’t inspect the roof because of the conditions. So he didn’t pick up that the roof was actually faulty and was causing serious leaks that became evident after the new owners moved in…and needless to say they fuming over it after they found.
According to the Australian Standards, the inspector must inspect all areas of the house. But because he had informed his clients that he didn’t do it… and the owners accepted it as a legitimate claim, they let it go and proceeded to by the house. So who was at fault?… In my eyes it was the inspector – What he should have done was to inform the client that he must inspect the roof and will go back on the first fine day to finish the inspection. If the buyers couldn’t wait for this to be done, the option of putting an offer in, conditional upon the inspector finishing the report, should have been suggested.
So this is just one example of not being aware of the all of the potential traps that can proof to be extremely costly if you don’t get the right licensed inspector… who should be professional enough to – not only carry out the inspection… but to also guide and advise you in a professional manner, that will protect you from any of the pitfalls other people may have experienced.
