But because he had informed his clients that he didn’t do it… and the owners accepted it as a legitimate claim, they let it go and proceeded to by the house. So who was at fault?… In my eyes it was the inspector – What he should have done was to inform the client that he must inspect the roof and will go back on the first fine day to finish the inspection. If the buyers couldn’t wait for this to be done, the option of putting an offer in, conditional upon the inspector finishing the report, should have been suggested.
So this is just one example of not being aware of the all of the potential traps that can proof to be extremely costly if you don’t get the right licensed inspector… who should be professional enough to – not only carry out the inspection… but to also guide and advise you in a professional manner, that will protect you from any of the pitfalls other people may have experienced.
